District 12 (D12) is a new residential community on a 930-hectare plot of land organized around a new Green River. A verdant pedestrian promenade runs across the whole district and will be easy to access from all parts of the development. D12 has three major components – the northern district (Park Villa Community), southern district (Waterfront Community), and eastern district (Wellness Community). All the components will be connected by the Green River as well as a 392,000-square-meter public park with a variety of activity zones that include cycling, jogging, skateboarding and other activities that promote a healthy and active lifestyle for residents. The Cycle Track in D12 will connect to the wider Meydan and Al Qudra cycle routes, allowing a cyclist to connect all the way to the new Dubai Water Canal.
The residential units offered within D12 will range from park-side, waterfront, and canal-side villas to apartments and townhouses. In total, there will be: 2,685 villas ranging from four to six bedrooms; 1,316 townhouses ranging from two to three bedrooms; and over 18,000 apartments ranging from one to three bedrooms. D12’s northern and southern district will also feature schools, community centers, and mosques. The eastern district will feature a wellness clinic, a 350-key resort hotel, a country club, and a 9-hole golf course academy.
D12 also features a vast man-made clear water lagoon that complements the Green River, and offers residents year-round water-based activities. Residents at D12 can enjoy 17 kilometers of public boardwalk and 12 kilometers of beach along the shores of the lagoon. A state-of-the-art aquapark will anchor the southeast corner of the district, offering a new family-friendly destination in Dubai.
