The Deira Enrichment Project (DEP) turns a massive section of underutilized seaside property into a dynamic mixed-use development, effectively extending the historic neighborhood of Deira towards the waterfront. With a design that retains the architectural themes, commercial activities, and traditional character of the district known for the Gold Souk (market), some sixty hectares (~150 acres) of propertyā€”previously used mostly for parkingā€”are transformed into more than a dozen mixed-use plots, each containing its own assortment of residential, retail, hospitality, and office space.

Initial sketches

Every meter of the DEP is designed to be practical and alluring for future tenants, commuters, and tourists. For those visiting or passing through, the revamped One Deira commuter hub provides easy access to a Gold Souk metro station that is also a bus terminal, office tower, hotel and mall. Thousands of new apartments present an assortment of living options catering especially to urban professionals and families. High-rise living offers stunning views of the water and city, while condos and apartments are built around networks of shaded walkways, bridges, and plazas designed to create intimate pockets of distinctive communal space. Breezeways, parks, bicycle routes, and roads connect the developmentā€™s many amenities, offering a variety of transportation options. The plan promotes a sense of community, preserving the spirit of trade and entrepreneurship and enhancing social interaction amongst residents.
